— How is the repair period determined?
The duration of the renovation is agreed upon between the tenant and the property owner, and during this period months may be granted rent-free.

 

— Who is responsible for utilities and additional expenses?

The tenant is responsible for paying for electricity, water, gas, internet and other utilities.

 

— What is the standard rental period?

Lease terms vary by mutual agreement, but typically range from 1 to 5 years.

— Is a bank guarantee or collateral required?

In most cases, a deposit equal to 1-3 months' rent is required, which is refunded according to the terms of the contract.

 

— Who is responsible for repairs and installation?

Typically, the tenant will pay for the repairs themselves, but other options for financial support can be discussed.

— How is tax applied to rental payments?

For property leased by a legal entity

  • There is no withholding tax (ÖMV).

  • If a legal entity is a VAT payer, VAT at the rate of 18% is added to the rent.


For real estate rented by an individual

  • VAT is not applied because this income is considered not related to business activities.

  • In this case, 14% income tax is withheld from the rent.

— How are the tenant’s interests protected?

— Is it possible to terminate the lease agreement early?

Early termination of the contract is possible, but a prior notice period (usually 2 to 6 months) is required, as specified in the lease agreement.
